How To Reserve a Unit
- Fill out a Toscano Reservation Form: DOWNLOAD
This is a general registration form, which acts like a letter of intent. It allows the developer to
accept a deposit and consider you for a unit at Toscano. Indicate the number of
bedrooms you would like and the approximate height, and give me up to three different choices (i.e.:
1st choice: 2 bedrooms on HIGH floor, 2nd choice: 3 bedrooms on LOW floor, etc.)
- The developer is asking for a $10,000 deposit to be collected and placed into a third party escrow
account. This is fully-refundable if you elect not to purchase a
unit. Please make the check payable to EWM Realtors Escrow Account. Do NOT date the check. Send by FedEx (or similar) to:
Ned Berndt - Broker-Associate
EWM Realtors, Inc.
6150 SW 76th Street
Miami, FL 33143
Tel: (305) 321-7043
- FAX your completed registration form and a COPY of your check to me at 305-595-6928. A cover page is
not necessary.
- I have already started forwarding requests to the developer. Many of the recent condo announcements sold out very quickly, in some cases in a matter of hours. I am accepting these
requests on a first-come, first-served basis. So, it's probably a good idea to get your request
back to me immediately.
Please also understand that this is a pre-release announcement only. Both the Reservation Form
and Deposit Check will be presented to the developer on your behalf. There is no guarantee that a
unit will be offered to you, however.
Have questions?
Here is how to get answers.
If you have questions, you will find that submitting them to me by e-mail will normally get the fastest response. My e-mail address is
berndt.n@ewm.com You may also try to call me, however, whenever these building launches occur
I am on the phone constantly, and you will probably be routed to my voice mail. I will return all calls,
however.
Know Your Rights
Chapter 718 Florida Statute establishes procedures for creating, selling and operating condominiums. The law requires that the developer give a disclosure statement to the buyer stating that the buyer may cancel the contract within 15 calendar days of signing the contract (not Reservation) or of receipt by the buyer of the condominium documents, whichever is later. A purchaser of an existing (resale) condominium unit has the right to cancel the contract within 3 business days after the date of the execution of the contract and receipt by the buyer of the condo documents.
